Apartments & Utilities

At Meadows at Sunbury, we offer one- and two-bedroom apartment homes ranging from 587 to 1,175 sq ft. These homes are thoughtfully designed by luxury custom homebuilder Romanelli & Hughes. View current availability on our Floor Plans page or contact our leasing team for more details.

Each apartment home includes features such as stainless steel appliances, an in-unit washer and dryer, tiled showers and baths, quartz countertops, luxury vinyl plank flooring, and spacious patios or balconies. Features vary by floor plan.

Residents are responsible for electricity, water/sewer, trash, and internet. Additional details, including a list of utility providers, are provided prior to move-in.

Yes. Residents are required to maintain renters insurance with a minimum of $75,000 in liability coverage.

Rent & Payments

Rent is paid online through the resident portal using ACH, debit, or other approved payment methods.

Yes, residents can enroll in autopay through the resident portal.

Rent is due on the 1st of each month.

If rent is not received by the 1st, a $50 late fee is applied on the 2nd. If payment is not received by the 5th, an additional fee is assessed, bringing total late fees to $250 as of the 6th.

Leasing, Applications, & Tours

Lease terms range from 6 to 12 months, depending on availability.

Applications can be completed online by selecting your preferred floor plan and submitting the required information.

At application, a $60 application fee (per applicant or married couple) and $150 toward the administrative fee are due.
Prior to move-in, residents pay the remaining $250 administrative fee, prorated rent, and any applicable pet fees. A full cost summary is provided before lease signing.

Applicants must demonstrate income of at least 3x the monthly rent and meet standard credit and rental history criteria. Full qualification details are available upon request.

Applications are processed instantly through our screening partner, Findigs, with most applicants receiving a decision immediately after submission.

We offer in-person, self-guided, and virtual tours. Tours can be scheduled online or by contacting the leasing office.

Pets

Yes. Meadows at Sunbury allows up to two pets per apartment home, with access to nearby walking trails and pet waste stations located along Pacific Way and Stagecoach Pass.

Yes. A maximum of two pets are permitted per apartment home. Combined weight limits apply: up to 100 lbs for first-floor apartments and up to 80 lbs for second-floor apartments. Breed restrictions apply, and all pets must be registered prior to move-in. Contact the leasing office for full policy details.

A one-time pet fee of $400 and monthly pet rent of $50 per pet apply.

Amenities

Residents enjoy amenities such as a heated pool, Blackstone hibachi grill, pickleball courts, fitness center, clubhouse, and direct access to the Sunbury Orchard Park Trail and the Ohio to Erie Bike Trail.

Yes, most community amenities are included in rent. Optional add-ons, such as reserved garages, are available for an additional fee.

No. Amenities operate during posted hours to ensure proper maintenance and availability:

  • Clubhouse & Fitness Center: 5:00 AM – 11:00 PM
  • Pool & Grill: 10:00 AM – 10:00 PM
  • Pickleball Courts: 10:00 AM – 8:00 PM

Yes, the clubhouse can be reserved. Contact the leasing office for availability and details.

Yes, guests are welcome in accordance with community guidelines. Guest limits may apply.

Parking & Transportation

Surface parking is available at no cost. Garages are also available for rent, typically ranging from $150 to $175 per month, depending on location and availability.

Parking is first-come, first-served.

Yes, guests may park in any available open parking space.

Yes. Charging stations are located on Adventure Pass and Overland Drive, with usage fees of $2 per hour while charging.

Yes. The community is conveniently located near I-71 (approximately 10 minutes away) and State Route 23 (approximately 15–20 minutes away).

Maintenance & Repairs

Maintenance requests can be submitted through the resident portal or by contacting the leasing office.

Yes, emergency maintenance is available 24/7.

Our team responds promptly to all requests, prioritizing urgent issues and completing repairs as efficiently as possible.

Nearby grocery options include Kroger, Walmart, Meijer, and Aldi (located just off State Route 23). Dining options include Surve, District 13, Firehouse Tavern, and Village Coffee, with additional shopping at Tanger Outlets and Polaris Fashion Place, all within approximately 10–15 minutes.
